This project is a restoration and renovation of a 90 year-old house in Vancouver, which we redesigned from a single-family home into a multi-family home with 3 separate units. We retained the existing character of the home—the exterior shows minimal changes to the original house, other than lifting it by a few feet to add a garden suite below and replacing the old siding and windows to restore the former beauty of the house.
The challenge of this project was navigating building code requirements—adding a garden suite on a sloping site made this building 4 storeys tall at the back. This excluded it from the ‘Part 9’ section of the building code typical for houses, meaning it had to meet the more stringent requirements of ‘Part 3’ of the code. RHA was able to navigate the limitations and opportunities within these constraints and create a design that met the legal requirements and the needs of the client. The house is currently under construction, bringing beauty and function back to the site.
